





































This web site is designed to provide homeowners with relevant information as to all aspects of the community, including the name, address, and phone number of the community's manager, the names of the residents currently serving as members of the Board of Directors or on one of the community's various committees (Architectural Review, pool, grounds, and newsletters), and the text of all of the community's governing documents (declarations, by-laws, architectural review guidelines, and pool rules). The web site also lists information pertaining to various community groups, a calendar of upcoming events, and important notices.
Barrington consists of 476 "executive-style" brick or stucco single-family homes located in Fairfax Station, Virginia near the intersection of Routes 123 (Ox Road) and 600 (Silverbrook Road), and only minutes from the Fairfax County Parkway and I-95.
The community is managed by Armstrong Services and was first developed in the late 1980's and completed in 1999. It features homes constructed by Poretsky, Stanley Martin, Winchester, Renaissance, Comstock, and the Haddon Group.
The recently expanded swimming pool is the focus of activity in the summer months, hosting the Barrington Blue Fins Swim Team, and the Fairfax County trail system is directly accessible from three different locations in the community, offering paved jogging, biking & walking access to Burke Lake, Lake Mercer and the South Run Recreation Center.
Elementary age children from the community attend Silverbrook Elementary School, located less than one mile away and Middle & High Scool students currently attend Hayfield Secondary School. Beginning in September of 2005 Barrington youngster will be attending the new SOUTH COUNTY Secondary School. Several new residential developments with a combined total of 1,501 homes are planned along on the east side of Silverbrook Road in the not-too-distant future. While the transformation of the wooded lot for the new townhomes to be built by NV Homes on the west side of Silverbrook near Lorton Road is obvious, the only indication of a major project across the street has been a small sign for a public hearing. All the single family homes across from the NV Homes site and between Silverbrook Road, Plaskett Lane and Interstate 95 have been purchased. Before too long, Washington Homes will develop a total of 541 units on the site. The development will include condominiums next to Interstate 95, townhomes with garages in the center and single family homes along Silverbrook Road. Further up Silverbrook Road on former Lorton prison land, Pulte Homes Corp. is planning to build 732 units as part of the Laurel Hill project. The majority of these units will be single family homes; the balance will be townhomes. Pulte plans to begin construction within the next year. Closer to Barrington, the older homes opposite the Village Square shops (CVS, Papa John's, etc.) have also been purchased. Rosewood Developers plans to build 29 single family homes backing up to Crossspointe.

Since Silverbrook Elementary is already 150 students over capacity and Hayfield is also facing overcrowding, the increase in new students should be a concern to all parents and community members. The new NV town homes on Silverbrook Road and all the new development on Ox Road south of Hampton Road are within the boundaries for Halley Elementary (which now has trailers, too) but still feed into and will impact enrollment at Hayfield Secondary until South County Secondary opens.
The Barrington Board of Directors has adopted a 2007 operating budget without an assessment increase over 2006.
The current monthly assessment remains at $65 per month for a yearly assessment of $780. Your Board is committed to operating the Association in a way that will maintain or improve community standards and property values as well as fund the replacement reserves at an adequate level while working diligently to keep operating costs in check. The cost of trash collection has increased in the last two years. Also, an updated reserve study was recently completed as required by law every five years.
The Annual Assessment Notice has been mailed to homeowners as well as the coupons for 2007 payments. Please contact Armstrong Management Services, AMS Customer Service center at (703) 385-1133 if you do not receive the by the end of December and are not in the Direct Debit Program. Members are encouraged to sign up for direct debit payment of their assessments in order to avoid the possibility of paying late fees when due dates are missed.
